Ownership or rent?

New Build Homebuy

New Build Homebuy (formerly Shared Ownership) is a part-buy, part-rent scheme that allows you to buy a home of your own at a price that you can afford. The monthly cost of a mortgage for a share of the property and the rent combined is less than a mortgage for the entire property. In case of New Build Homebuy the prices are approximately 25 to 30 per cent cheaper.

 

Initially you can buy a share in the property: this can be as little as 25% or as much as 75% of its value, but most buyers purchase 40% to 50%. You then pay a subsidised rent on the remaining share that you do not own.

 

After a year, you may go on to buy further shares or all of the remaining shares. As you increase the share that you own, the rent you pay us will go down accordingly. If you buy all the shares in your home you will no longer pay us any New Build Homebuy rent (although flat owners may still have to pay an annual ground rent).

 

This scheme offers you a lot of flexibility as you do not need to by additional shares in your home if you do not want to: the choice is yours.

 

If you decide to sell your home we ask you to give us the chance to nominate someone to purchase your share. If we are not able to find anyone, then you are free to sell your share of the property on the open market.

Intermediate Rent

Intermediate Rent is where we offer one of our quality homes at a rent which is lower than its full market value. Often these properties are for a special group of workers such as:

  • nurses and other NHS clinical staff

  • teachers in schools and in further education and sixth form colleges

  • police officers and some civilian staff in some police forces

  • prison and probation service staff

  • social workers, educational psychologists, planners (in London) and occupational therapists employed by local councils

  • full-time junior fire officers and retained fire fighters (all grades) in some fire and rescue services (only in Hertfordshire)

Market Rent

We have a number of properties which are available for anyone to rent, subject to a successful credit check. The revenue received for these properties is fed back into our organisation to fund its social investment programme. These properties are let on a six-month assured shorthold tenancy.
